Position Description

Title: Senior Project Manager

Department: Design & Construction

Reports To: Vice President, Design & Construction

Function: The Senior Project Manager is responsible for overseeing design and construction projects, including renovations and other capital expenditures, for a real estate investment trust with an investment portfolio of more than 150 hotel assets. The incumbent is responsible for planning, executing and tracking renovation, design and construction projects and ensuring that outside contractors and vendors on assigned projects have satisfied all related contractual obligations. The Senior Project Manager provides expert assistance to multidisciplinary teams in the acquisition and disposition of assets. The position requires travel throughout the U.S.


  • Manage 10-20 Renovation Projects, in various stages of completion; these stages of completion range from previous year projects closing out, in the year active renovations, and planning for future renovations. Interface with asset manager who has a comparable set of assets, if possible
  • Serve as the primary interface with Asset Management for a set group of assets; organize & execute renovations with all team members (AM/Property, 3rd party PM, Program Manager, General Contractor, Purchasing Agents, Architects, other specialty consultants)
  • Assist in establishing renovation five (5) year capex budgets for asset portfolio
  • Lead Due Diligence (Acquisitions/ Dispositions) efforts and provide investment-level output as needed
  • Lead and/or participate in renovation Punchlist review as required
  • With Asset Management guidance, assist in organizing & executing strategies to address low GSS/QA or other brand metrics
  • Coordinate with all stakeholders as required; respond to requests from Finance, Accounting, Legal, and Investment Analysis
  • Prepare analyses, reports, and dashboards, as requested by VP, Design & Construction
  • Maintain task list, set project priorities, and document them in the standard priority matrix, which will be reviewed and sync’d with company and departmental goals
  • Manage support team that may consist of Project & Assistant Managers and 3rd Party Project Managers, as assigned
  • Review team tactics & strategy and recommend system improvements
  • Be aware of and manage property PIP work, taking gull responsibility for renovations and ensuring they are properly closed out per the company policies
  • Coordinate with the VP, Design regarding wavier/deferrals for PIP work and brand requirements in order to coordinate the planning and execution of the work and to provide evidence that the subject work is completed
  • Up to 35%-50% travel


  • Be aware of and follow SOX compliance requirements
  • Be knowledgeable of Company technology including, but not limited to E-Builder, Yardi, and TM1
  • Strong written and verbal communication skills
  • Strong analytical/design/construction skills
  • High level problem solver
  • Proficient in all phases of project management (design, regulatory, due diligence, bidding, team formation, construction/construction management, contracts, disputes, value engineering, project close out and reporting)
  • Proficient in all phases of Real Estate Development (ground up development, renovation, mixed use and public / private partnerships)


  • Bachelor’s Degree in Architecture, Engineering, Construction Management, or an equivalent certificate and experience is required
  • Graduate Degree in architecture, engineering, business, real estate or related fields is preferred
  • Professional Engineering/ Architecture / Certified Project Manager registration/licenses preferred


  • Minimum of 15 years of lodging industry experience and specific knowledge of lodging brand requirements
